Overview

This standard is about organising and authorising the maintenance and repair of property. It applies to both planned maintenance and contingency work.


Performance criteria

You must be able to:

  1. obtain the required background information concerning the work, including inspection reports and identify the nature and scale of the work to be undertaken
  2. confirm the responsibilities of customers in relation to the maintenance of property and their liability for certain repair costs
  3. determine who has responsibility under the occupancy agreement for undertaking the work
  4. contact the relevant organisation or specialist when required action is outside your responsibility
  5. liaise with relevant colleagues to identify relevant regulatory, safety and security issues
  6. work in accordance with your organisational and relevant legislative requirements
  7. follow organisational procedures for costing maintenance and repair work
  8. authorise maintenance and repair work within the limits of your authority
  9. organise the maintenance and repair of property with the relevant organisation or specialist
  10. liaise with customers and relevant organisations or specialists involved to schedule the work
  11. confirm progress of the repairs or maintenance, identify deviations from the programme and take required action
  12. confirm that the work has been completed according to the agreed work specification and take the relevant action to deal with problems with the completed work
  13. sign off the work when it has been completed in accordance with the agreed work schedules
  14. keep records of the completed maintenance and repairs which meet your organisation's procedures

Knowledge and Understanding

You need to know and understand:

  1. how to identify the required maintenance or repair work
  2. the responsibilities of relevant parties with respect to the condition of the property, including customer liability for certain costs
  3. how to organise the maintenance and repair of property and produce work schedules
  4. the relevant health and safety requirements in relation to the maintenance and repair work, including emergency repairs
  5. your organisational procedures for undertaking maintenance and repair work
  6. your own level of authority and responsibility in relation to initiating work
  7. who to refer problems to when they are beyond your authority and responsibility
  8. the requirements of relevant regulations and legislation
  9. your organisational procedures for checking maintenance and repair work
  10. the actions available to you and your organisation to address deviations from programmes of work
  11. your organisational procedures for signing off work when it has been completed
  12. your organisational procedures for recording repairs and maintenance
