Maintain gas systems, installations and components in commercial properties and leisure accommodation

This standard is about maintaining gas systems, installations and components.  Maintenance can include cleaning, lubricating, adjusting, repairing and resetting.  It is for the commercial property  and leisure accommodation parts of the non-residential downstream gas industry.  It can apply to gas systems, installations and components for any type of fuel gas or combinations of fuel gas.   

It includes interpreting maintenance requirements, checking that required tools, equipment, materials and components are available, carrying out maintenance, identifying and correcting faults, working with other trades,  ensuring work complies with legislation and liaising with supervisors.

This standard is for those maintaining gas systems, installations or components  in non-residential downstream, commercial properties or leisure accommodation.

1. work in line with plans, safe systems of work and risk assessments

2. carry out preparatory work as set out in maintenance plans

3. select and use tools and equipment that are appropriate for maintenance activities

4. remove existing gas systems, installations and components as required by maintenance activities

5. remove or work with other input service personnel to remove electricity, water, ventilation and flue/extraction systems as required by maintenance activities

6. carry out maintenance processes in accordance with manufacturers’ and industry standards 

7. work in ways which minimise damage to customer property and building features at all times

8. use established fault finding techniques to diagnose and locate faults 

9. repair faults in accordance with manufacturers’ and industry standards 

10. confirm that gas system, installation and components meet location, siting and clearances required by manufacturers’ specification and industry standards 

11. confirm and verify the suitability and performance of existing electrical, water, ventilation and flue/extraction systems

12. liaise and cooperate with people from other trades at appropriate points in the maintenance process 

13. check that existing gas systems, installations and components are clean and free of debris

14. re-connect gas systems, installations and components when maintenance work is complete

15. use appropriate methods to prevent unauthorised use of un- commissioned gas systems, installations and components

16. liaise with responsible people and others who will be affected by work activities to minimise disruptions to work

17. comply with authorisation and verification processes that ensure correct working practices of other input services

18. access and interpret information contained in statutory and normative documents, industry standards, guidance documents and manufacturers’ instructions to ensure that work is carried out to specification

19. advise all people who are affected by maintenance work about any delays as soon as they occur

20. report any delays in work schedules to job supervisors in line with agreed reporting procedures

21. identify and take appropriate action to deal with any unsafe appliances or system components in existing installations 

22. advise responsible person(s) of any unsafe situations, and actions required to remedy those situations, without delay

23. interact with customers at appropriate times during your work
